Combined Planning and Zoning Board
Borough of Little Ferry’s Combined Planning / Zoning Board fulfills the responsibilities of both a Planning Board and a Zoning Board of Adjustment. It consists of volunteers appointed by the Mayor who are responsible for reviewing variance applications on a case-by-case basis in accordance with the Borough's Master Plan, Zoning Ordinances and New Jersey Municipal Land Use Law (MLUL).
The Boards are responsible for the enforcement of the Borough's Zoning Ordinances. These regulations set standards for businesses in our commercial zones and the requirements of our residential zones. All zones have specific standards governing permitted uses, signs, structure and building sizes, locations and setback requirements which ensure open space and protect our town's reputation as an older, well-planned community with a balanced mix of commercial and residential uses located in a spacious, attractively landscaped setting.
The burden of proof is placed on the applicant to demonstrate that the requested relief is justified. Owners of property situated within 200 feet of any proposed major subdivision, application for site plan approval or variance application will receive notice of a public hearing. All are welcome to attend the public meetings of the Board and are invited to ask questions regarding any application which may appear on the agenda.
The Combined Planning/Zoning Board meets the third Wednesday of every month at 7:00 PM.
Meetings are held at Borough Hall in the Council Chambers located at 215-217 Liberty St, Little Ferry, NJ
